Two rooms for rent in a 3BR apartment; $900/month + utilities

This is a rental for two single rooms in a 3-bedroom, 2-bathroom apartment, available August 25. The other occupant (me) has been a Harvard staff member since 2017 and has lived in the...
current apartment for 11 years. Location is off Harvard Street in Brookline, between Allston Village and Coolidge Corner. Green line accessible (B line, 4 min; C line 12 min.); also directly on the 66 bus route (which ends at Harvard Square). The apartment is large, well-furnished, clean, and free of pests. It is on the first floor of a free-standing house, with the owners/landlords living on the second floor. We have a small backyard shared with the owners. One off-street parking space in back of the house is included at no extra charge. Smoking and pets are not permitted.

The rooms are available for a 12-month lease commencing on September 1 (but the rooms can be available as early as August 25). Only first and last month’s rent is required for signing (so $1800 total). One room is 13'10" x 11'6", or 159 square feet, and the other is 11'6" x 8'4", or 96 square feet. Both are unfurnished, but the small one has some built-in shelving.

There are three common living spaces, all of which are furnished: a living room (263 sq ft), a multi-purpose room (182 sq ft), and a large combined dining area and kitchen. I'm a musician and I work in the Harvard Music department, so the multi-purpose room has a piano. It also has a futon and can serve as a guest room. The appliances in the kitchen are mostly new within the last 5 years: dishwasher, refrigerator, and stove. The landlords are extremely responsive to our concerns, and anything that breaks, they are always repair quickly.

There is a washer and dryer in the basement, shared with the landlords upstairs. They charge us $35/month/person to use the laundry facilities (counts as an optional utility, so it's not included in the rent above).

Regular Utilities include heat/hot water, internet, electricity, and gas for the stove. These typically run about $200 a month, though it's often less in the spring and fall, when energy usage is less. The utilities are always split evenly between all residents in the unit.
